Terms & conditions

The fine print,
in plain words.

The short version: book through Airbnb, treat the house like your own, and if anything is not right, tell us and we will make it right. The longer version is below, in plain words, so you always know where things stand.

Booking and paying
Domi Casa and Domi Safiya take standard bookings through Airbnb. When you book there, Airbnb’s terms of service, payment terms, and cancellation policy govern your stay and your money, and any dispute goes through Airbnb first. For longer stays, back-to-back bookings across both houses, or anything special, you can book with us directly: it starts with a message on WhatsApp, we take a deposit, and the price, deposit, and cancellation policy are agreed in writing between both sides before anything is confirmed. What we write about each house is exactly what you get; if the two ever disagree, the house wins and we will sort it out with you personally.

The new houses at Kurunduwatta
They open by invitation from November 2026. Join the list and we will write to you with details, prices, and terms before anything is agreed. Nothing is binding on either side until you reply to a written offer from us.

Arriving and leaving
Check-in is from 3 PM to 8 PM and checkout is by 10 AM. Early check-in and late checkout happen whenever the calendar allows; ask and we will tell you straight. If your flight lands at night, send us the flight number and arrival time and someone will meet you, whatever the hour. Luggage can be held before check-in and after checkout. Sri Lanka asks guesthouses to register their guests, so have your passport details at hand when you arrive.

Who the houses are for
Each house is for the number of guests booked and named on the reservation: two at Domi Casa, four at Domi Safiya. Both houses sit in lived-in villages where people know each other by name. Calm after 10 PM keeps it that way. If you would like visitors during your stay, message us first and we will sort out what is possible. Children are very welcome, and they remain in their guardians’ care.

The houses and ordinary risks
Like any lived-in place, the houses carry ordinary risks: steps, garden wildlife, the odd monkey, and the sea nearby. The pool at Domi Safiya is private, fenced, and unsupervised: there is no lifeguard, swimming is at your own risk, and children always have an adult with them at the pool. Domi Casa has no pool. The sea is unsupervised everywhere in Sri Lanka; swim at beaches with flags and locals present. We will point out anything specific to your house when you arrive, and Nishantha or the team can always walk you through it.

Concierge, drivers, and scooters
Drivers, boats, cooks, surf instructors, and guides are arranged with trusted local partners we know personally. These are paid services and run under their own terms and insurance, and you will hear the price of anything before you confirm it. If something goes wrong on an arrangement we made, we stand beside you until it is resolved. Two things to know about scooters: we arrange rentals on request, but the paperwork is yours. To drive legally in Sri Lanka you need a valid International Driving Permit plus a Sri Lankan recognition permit. Airport pickup is about two and a half hours from Colombo, and you will hear the fare before you book it.

Wi-fi and the kitchen
Both houses have fast fibre wi-fi and kitchens that are genuinely for cooking, and both come with the stay. Outages happen everywhere in Sri Lanka, so we cannot promise an uninterrupted line. The connection is a home line, and what you use it for is up to you.

Smoking, pets, and the garden
The houses are homes first: no smoking indoors, and the garden or terrace is the place for it. If you are travelling with a pet, tell us before you book and we will tell you straight what works for the house and the dates.

The house and your things
Treat the house like your own, because someone will. If something gets damaged during your stay, tell us and we will sort it out fairly, through Airbnb’s resolution process for Airbnb bookings or against the deposit for direct ones. Keep valuables with you, as you would anywhere you travel; if something goes missing we will help you look, but we cannot take responsibility for guest belongings. If you leave something behind, message us: the team lives close by and will do their best to hold onto it, and we can arrange to ship it to you at your expense.

Cancellations and changes
A booking through Airbnb follows the cancellation policy you chose at checkout. A direct booking follows whatever we agreed in writing before confirming. If you arrive and decide to leave early, the nights not spent are handled under that same agreement or policy. We are humans first: if something genuinely serious goes wrong before a stay, talk to us early.

Travel insurance
We strongly recommend comprehensive travel insurance for every trip to Sri Lanka. Flight delays, illness, injuries, changed plans, visa issues, and weather events are real, and they are between you and your insurer. The cancellation terms above are what we can offer directly; everything beyond that is exactly what insurance is for.

Where our responsibility ends
We take responsibility for the houses being as described, clean, and working, and for the team doing what we promise. Beyond that our liability is limited to what is caused by our own serious carelessness or willful misconduct, and never for third-party services arranged for you, even when we arranged them. Nothing in these terms limits any responsibility the law does not allow us to limit, including injury caused by our negligence.

Ending a stay early
These are private homes in lived-in villages. On the rare occasion a stay has to end early, because of damage, danger, disturbing the village, or anything illegal, we will end it in line with the platform’s terms where the booking was made, and we will talk to you personally about what happens next.

The law behind the plain words
Stays in the houses are governed by the laws of Sri Lanka, and bookings through Airbnb also follow Airbnb’s terms of service. If anything here ever reads differently to you than it reads to us, we would rather hear it than argue it: message us first. How we handle your details is written separately, on the privacy page, and how this website uses cookies is on the cookie page.

Changes
If these terms ever change, the current version lives on this page with a new date above. The version in force for your stay is the one on this page at the moment you booked.
